Based on an average of 10–15 m² of basic DOFF steam cleaning completed per hour (excluding paint removal and specialist treatments). Actual coverage depends on the surface, contamination and access.

Your estimated time includes the complete visit, from arrival to departure. This covers unloading, equipment setup, preparation, DOFF cleaning, packing away and loading the equipment. Our minimum charge covers up to two hours on site — two hours on site does not mean two full hours of active steam cleaning. All durations are indicative and subject to our assessment.

  • DOFF steam cleaning prices exclude 20% VAT.
  • The standalone DOFF price covers cleaning labour and standard equipment only.
  • We always confirm any additional materials or operatives before starting — no hidden charges.

This is an indicative price guide, not an instant fixed quotation. We confirm the appropriate cleaning method, staffing and duration after assessing your photographs, the surface and site conditions. DOFF may not be suitable for every surface, and stain removal cannot be guaranteed. Larger projects exceeding seven hours require a tailored quotation.

What affects the price?

Every DOFF project is different. Final pricing depends on:

Surface material and conditionType and severity of contaminationArea size and cleaning timeAccess and working arrangementsSurface protection and preparationWater and electricity requirementsWastewater management where necessary

What’s included — and what’s not

The advertised prices cover standard DOFF steam cleaning with one operative. The following are not automatically included and may be quoted separately where required:

  • Paint Rid paint-removal products and treatments
  • Other specialist chemicals or consumables
  • Additional operatives
  • MEWP or other specialist access equipment
  • Additional property or surface protection
  • Specialist waste collection or disposal
  • Other site-specific requirements

Any additional requirements and associated costs will be explained in your quotation before work begins.

When might a second operative be required?

Most straightforward DOFF steam-cleaning jobs can be carried out by one trained operative. However, certain projects require two operatives because of the cleaning process, site conditions or additional preparation work. Examples include:

  • Paint Rid application and subsequent DOFF paint-removal work.
  • Projects requiring one operative to apply or manage specialist treatments while another carries out cleaning.
  • Larger or more complex restoration projects.
  • Jobs involving additional surface protection, equipment management or site safety requirements.
  • Work where a second operative is needed for safe and efficient completion.

Not every DOFF project requires two operatives. Where a second operative is necessary for safety, specialist treatment application or efficient completion, we’ll explain why and include the additional cost in your quotation.

Specialist DOFF Technology

Superheated water, controlled heat — not brute force

Unlike conventional high-pressure cleaning, DOFF uses superheated water at controlled pressure. Developed by Stonehealth, much of its cleaning effectiveness comes from heat rather than aggressive water pressure, making it particularly useful for suitable sensitive stonework, brickwork and historic masonry.

Up to
150°CAt Nozzle End

The DOFF system’s superheated-water delivery achieves temperatures of up to 150°C at the nozzle. Higher temperatures mean faster, more efficient and thorough cleaning — lifting paint, biological matter, moss, algae and atmospheric grime without eroding delicate underlying substrates. The operator has complete control over both temperature and pressure settings for a tailored clean.

Gentle on historic brick, ashlar & lime mortar
Dispensing
5 LtrWater Per Minute

Dispensing approximately 5 litres of water every minute, the DOFF system delivers exceptionally low water saturation compared to conventional jet washing. Surfaces dry rapidly within minutes, avoiding deep moisture ingress, salt efflorescence, freeze-thaw damage or damp transfer into masonry cavities.

Rapid drying times with minimal water saturation
Versatile Substrates

What DOFF can clean

Our Stonehealth DOFF system is safely deployed across a wide range of external surfaces, from heritage brick and natural limestone to terracotta, wood and delicate painted coatings. With fine-tuned pressure and heat, we achieve thorough cleaning with peace of mind.

Stone & Masonry

Limestone, sandstone, ashlar, granite and historic monuments suffer from carbon deposits, moss, lichen and fungal spores. Controlled 150°C steam gently sanitises and releases biological growth without scouring or etching the stone matrix.

Brick & Facades

Easily lifts ingrained carbon, efflorescence and atmospheric pollutants from red, yellow and glazed bricks. Protecting structural pointing and fragile lime mortar while keeping the building free from paint, tags and staining.

Wood & Hardwood

Over time, exterior timber suffers from algae and fungal biofilm that degrade the grain. The DOFF system uses minimal water and ultra-low pressure, making it gentle enough for sensitive architectural woodwork and cladding.

Paint & Graffiti

Using calibrated temperature settings, DOFF softens and releases multiple paint coats, graffiti tags and coatings without chipping or pitting the surface underneath. A safe, controlled approach that restores original clarity.

DOFF is widely used for specialist masonry cleaning and heritage conservation. Suitability depends on the material, its condition and the contamination being removed — test patches and appropriate conservation permissions may be necessary before work begins.

The right method for the job

DOFF vs other cleaning methods

We assess the property and recommend the most appropriate method — we don't automatically use DOFF for every job.

DOFF Steam Cleaning

Controlled heat and pressure for suitable sensitive surfaces and stubborn contamination. Particularly useful where aggressive washing would cause damage.

Conventional Pressure Washing

Useful for robust surfaces where mechanical cleaning is appropriate — concrete, tarmac and hard paving that can take the force.

Softwashing

Low-pressure chemical treatment commonly used for organic growth on suitable surfaces — render, cladding and walls where biocidal treatment is the right call.

Clearstone assesses the property and recommends the most appropriate method rather than automatically using DOFF for every job. See our exterior wall & render cleaning for softwash work, or our driveway & patio cleaning for pressure-washing projects.

Simple from start to finish

How our DOFF steam clean works

A careful, surface-safe process — from first enquiry to final inspection.

1
Step 1

Enquiry & photographs

Tell us about the surface and share photographs so we can assess the material, contamination and access.

2
Step 2

Surface assessment & method

We select the right DOFF settings — or recommend another method if the surface calls for it.

3
Step 3

Protection, prep & test area

We protect surroundings and run a discreet test patch where needed before the full clean.

4
Step 4

Cleaning & final inspection

Professional DOFF steam cleaning, followed by a final inspection and before-and-after record.

Access, water, power, runoff management and any conservation permissions are confirmed during your quotation so there are no surprises on the day.

Honest expectations

What DOFF can — and can't — achieve

We'd rather set realistic expectations than overpromise.

01
Not all stains or coatings can be fully removed — some contamination is deeply absorbed.
02
Weathering, erosion and previous surface damage may remain visible after cleaning.
03
Fragile masonry, damaged pointing and historic finishes require particular care.
04
A test patch may be necessary to confirm the result before the full clean.
05
Listed-building or conservation work may require specialist approval before cleaning begins.

We'll talk through what's realistically achievable for your surface before any work begins — no surprises, no overpromising.

Our methods

The Right Cleaning Method for Every Surface

We choose the cleaning method to suit the surface — not the other way around. Three specialist techniques, each protecting your property while delivering lasting results.

Pressure Washing

Pressure Washing

High-pressure water cuts through thick grime and organic growth on hard surfaces like driveways and patios. Fast and effective — but it removes growth rather than killing it at the root.

Steam Cleaning

Steam Cleaning

Low pressure, high heat. Steam cleans powerfully while protecting delicate surfaces like roofs — using a fraction of the water and killing growth at over 130°C.

SoftWashing

SoftWashing

Low-pressure biocidal treatment that kills algae, lichen and fungi at the spore — keeping render and delicate surfaces cleaner for up to six times longer, with far less water and no surface erosion.

Real Customer Story

When something unexpected happened, we stayed until it was right.

1st October 2026
“I had Shaun and his team clean the rendering on my house and clean my patio. The house clean was fine but there was a problem with the patio sealer reacting to the steam clean. Shaun took full ownership of the problem that was compounded by the remedial chemicals being affected by the excessive heat this summer. Shaun kept us fully informed and when the weather cooled, he returned and fully resolved all the issues leaving us with a fully restored beautiful limestone patio. An excellent company, one you can trust.”
